Wood type (oak, hickory, maple, exotic woods, etc.). Plank width and length (wider = more cuts & complexity). Installation method: nail-down, glue-down, or floating Subfloor condition (concrete vs. wood, flatness, moisture content). Trim, thresholds, and furniture movement.
